Novel is actively seeking a highly motivated and detail-oriented Operations Executive to lead the critical functions of acquiring, sourcing, screening, and analyzing US real estate properties. This pivotal role demands diligence and expertise to identify prime investment opportunities, conduct comprehensive due diligence, and execute successful acquisitions aligned with organizational objectives.

Key Responsibilities:

• Identify and meticulously evaluate potential properties for acquisition in strategic US markets.
• Conduct in-depth market research and rigorous financial analysis to determine property viability and investment potential.
• Liaise with real estate agents, property owners, and brokers to skillfully negotiate terms and finalize property acquisitions.
• Execute detailed property inspections and comprehensive due diligence, encompassing legal and environmental assessments.
• Develop sophisticated financial models, compelling investment memos, and insightful reports to inform critical decision-making.
• Collaborate effectively with internal teams to ensure a smooth and efficient transition from property acquisition to operational readiness.
• Oversee and manage property leases and tenant relationships to maximize occupancy rates and profitability.
• Ensure strict adherence to all legal and regulatory requirements governing property transactions and leasing agreements.

Qualifications:

• Bachelor's degree in Real Estate, Finance, Business Administration, or a closely related discipline.
• Advanced proficiency in financial software and the MS Office Suite, with a strong emphasis on Excel.
• Demonstrated experience in real estate operations, property acquisition, understanding of real estate market trends, or equivalent roles.
• Exceptional negotiation skills and a proven ability to cultivate robust relationships with diverse stakeholders.
• A keen analytical mindset complemented by expertise in financial modeling and data analysis.
• Ability to critically analyze financial data and prepare detailed, actionable reports.
• Shift Timings: 6:00 PM to 3:00 AM IST
